Your Roadmap to a Portuguese Home

Step 1

Free Mortgage Simulation

Simulations come direct for the bank so figures are accurate, the simulation will show you the interest rate, monthly repayments, bank charges etc.
Step 2

Documents required

  • Copy of Passports
  • Copy of Portuguese Fiscal numbers
  • Annual salary statement and Full Tax Returns 3 years
  • Last 3 months payslips
  • Contract from your employer and declaration
  • Last 3 years audited accounts (if self employed)
  • Full Credit Report (with scoring)
  • Proof of residence (utility bill etc)
Step 3

Bank Account

We will help open the bank once your mortgage has been approved as the bank account must be with the same bank.
Step 4

Property

Once you have the approval, we coordinate with your lawyer, the bank and real estate (if one is involved), so the valuation is carried out with all the correct updated property documents.
Step 5

Valuation

The report will be issued only to you, you want to ensure the valuation comes in around the purchase price as the bank only lends on the lower figure.
Step 6

Completion & The Deed

We will coordinate with your lawyer and the bank to schedule deed/completion making sure that all documents are available and all funds are in place. We will also help co-ordinate the date and location of the deed between bank and lawyers.

Yes you need a NIF to apply for a mortgage and open a bank account. First step is to be approved for the mortgage, it is only after the approval the bank account is opened.
