There's no fixed threshold. Generally we see purchases over €750K–€1M benefit from being routed to the right team at the bank rather than a standard branch. We'll advise on the best approach for your amount.

The process is the same but the application goes to different people inside the bank. For larger loans, senior or specialist teams can offer terms that a branch wouldn't surface. We know which banks have those teams and what they look for.

Portuguese banks pay broker commissions directly. There is no fee to you as the borrower — our service is completely free to the client.

Typically 6–10 weeks from documents to completion, depending on the property, the bank, and how quickly all parties can coordinate. We've completed in as little as 6 weeks for a €3.3M purchase.

No. We are mortgage brokers only. For tax, NIFs, legal structures, or residency questions, you'll need a lawyer or accountant. We're happy to recommend people we trust if you need a referral.
