If you live outside Portugal or earn in another currency, banks still lend — but they need clear proof of income and they apply affordability rules (how much of your income can go to debt).
This article is about mortgages only. It does not cover visas, residency, or tax. For a tax number (NIF), residency, or tax position, speak to a lawyer or accountant. We arrange mortgages with Portuguese banks and explain what those banks usually ask for.
What banks typically want
- Stable income shown on payslips, tax returns, or accounts (often the last 1–3 years, depending on the bank and your profile).
- Affordability: your existing debts plus the new mortgage payment must fit within the limits the bank uses (often discussed as a share of net income).
- A Portuguese fiscal number (NIF) and a bank account are usually required for the mortgage — the bank will explain timing; we do not provide NIF services.
Foreign currency income
Many applicants are paid in GBP, USD, or other currencies. Banks are used to this, but they may convert your income to euros for the application and apply their own rules. The exact treatment varies by bank — that is why we compare options across Portuguese banks for you.
Self-employed and company income
You will normally need tax returns and, where relevant, company accounts. Requirements vary; we help you understand what the mortgage side needs, not how your business should be structured for tax.
Valuations and loan amounts
The bank lends against the lower of the purchase price and the valuation. If the valuation comes in below the price, the deposit you need can increase — we flag this early so you are not surprised at the last minute.
